Watsons Building Services Ltd successfully tendered for the removal and replacement of the old boiler and hot water plant and controls.

The installation which took place over two phases to suit the Clients budgets.

Phase one consisted of the installation of a new gas service and meter, high efficiency boiler plant, flues, plate heat exchanger & pressurisation plant. The new plant was installed remotely in an out building local to the existing plantroom to enable the existing boilers to remain in operation during the heating season.

Phase two, carried out over the summer holidays, consisted of the complete removal of the existing heating and hot water plant and ancillaries to allow the plantroom to be removed of asbestos. Following the removal, new pump sets, hot water calorifiers, BMS controls, pipework and ancillaries were installed connecting to the existing outgoing pipework services.

A plate heat exchanger was installed in the pipework system to protect the new boilers from the potentially corrosive water from the old pipework and heat emitters.

Electrical works included all new power supplies and controls wiring to a Trend BMS system along with new lighting to the two plant areas and gas meter house.

Watsons Building Services Ltd successfully tendered for the installation of a new boiler plant and controls to serve the ‘old building’ in the college grounds.

Due to insufficient heat being supplied from the remote boiler plant serving the ‘new building’, it was decided to de-centralise and install a dedicated boiler plant to meet the heating demand.

The installation which took place over two phases to suit the Clients budgets.

Phase one consisted of the upgrade of the existing gas meter and extend the existing below ground gas pipework to the old building c/w all associated civils works.

Phase two consisted of the removal of the existing plant and pipework and installation of new high efficiency boiler plant, flues, plate heat exchanger & pressurisation plant.

BMS controls, pipework and ancillaries were installed connecting to the existing outgoing pipework services.

Electrical works included new lighting to the two plant areas and gas meter house along with power supplies and controls wiring to a new BMS panel and linking into the site BMS system.

Watsons Building Services Ltd were appointed to carry out the design and installation of mechanical & electrical services associated with the construction of a new Dining Hall, Kitchen, Visitors Entrance and Reception Area. The project also involved the refurbishment of classroom and staff areas along with the upgrade and relocation of the main school boiler plant.

Mechanical services included replacement and relocation of the existing main school boiler plant from the basement of the Grade II listed building to a disused out building. The new high efficient plant included an intelligent BMS control system to maximise the Schools energy savings.

The Dining Hall was heated by an underfloor heating system to give a neat appearance and to maximise floor space.

LTHW heating, domestic water services, plumbing and mechanical ventilation were installed to the new kitchen, toilet and associated areas.

Electrical services included mains distribution, small power, lighting, fire alarm, Intruder alarm and CCTV.

IT and telecommunications containment and cabling were installed for final connections by the schools IT dept.

Phase 1 consisted of the removal of the existing oil fired boilers and installation of a high efficiency gas fired boiler plant, intelligent controls and new purpose designed flue installation.

Electrical works included all power supplies and controls wiring to all new services including interlinks with the existing site Trend BMS system.

Phase 2 consisted of replacement of the existing hot water calorifier, heating and hot water pump sets and pipework downstream of the main pipework headers.

The installation consisted of the removal of the existing boilers, flues, pipework, pump sets, controls and hot water calorifier.

All new services were carried out to co-ordinate with existing heating distribution zones and without disruption to the client’s day to day operations.

The contract included heating and cooling via split systems to both the hair and beauty and IT centre. Domestic hot water, sanitaryware, above ground drainage and heat recovery mechanical ventilation were also installed to a number of areas.

Electrical services included hi frequency lighting, small power, data, intruder & fire alarms and CCTV are installed throughout the building.
